These terms apply when you use the awas website or Android app. By using awas you agree to them.
What awas is
awas is a platform where owners, builders and brokers list homes and seekers discover them. awas is not a broker, agent or party to any rental or sale, and charges no commission on deals. Agreements are strictly between the people involved.
Your account
You must be 18 or older. Give accurate information, keep your sign-in secure, and use one account per person. You are responsible for activity on your account.
Listings
Post only homes you own or are authorised to list. Photos, price and details must be real and current. Do not copy photos or text from other listings or websites. Brokers must list as brokers; such listings are labelled. Mark a home as rented or sold promptly. We may pause or remove listings that are reported, duplicated, misleading or unlawful, and may remove badges or accounts for repeated breaches. Builders must show a valid RERA registration number where the law requires it.
Verified badges
"verified by awas" means an awas team member checked the owner's identity and an ownership document on a call, on the date shown. It is not a legal title check, a valuation, or a guarantee about the property or the person. Always do your own checks before paying anyone.
Staying safe
Never pay a deposit or token before visiting a home and meeting the owner. Report anything suspicious using the report button.
Payments and refunds
Verification, featured listings and advertising are paid services; prices are shown before you pay and payments are processed by Razorpay. If we cannot verify you, the verification fee is refunded in full with the reason. Featured listing fees are not refundable once the featured period has started. Unused advertising balance can be refunded on request, less any promotional credit.
Advertising
Advertisers are responsible for their ads and must follow our ad rules. Ads are reviewed before they run and are labelled "sponsored". Leads you receive may be used only to respond to that enquiry.
Content you post
You keep ownership of your content and give awas a licence to host, display, translate and promote it within awas and in links shared from awas. Do not post anything unlawful, discriminatory, abusive or that infringes someone else's rights.
Things you must not do
Scrape or copy data from awas, send spam, harass other users, evade a suspension, or interfere with the service.
Liability
awas is provided as is. To the extent the law allows, awas is not liable for losses arising from dealings between users, from listings, or from interruptions to the service.
Law and disputes
These terms are governed by the laws of India. Courts in Chennai, Tamil Nadu have jurisdiction.
